It is not uncommon for people to book their summer vacation in November or December for the next summer. It takes planning to get 3-4 couples or extended families organized for a group holiday. People seldom book a house at the last minute. This makes it very hard for me to fill vacancies caused by cancellations. Unlike a hotel or B&B, who have multiple rooms to rent, it is all or nothing with a cottage rental. Therefore I require lots of notice of cancellation.
The policy is:
- Advise cancellation 60 days in advance I return all but 10% of the booking amount
- Advise between 30 and 60 days of check in and I will return 50% of your deposit
- Advise 30 days or less before check in, after the final payment has been made there is no guarantee of refund
I will make every effort to rebook the house in the event of a cancellation. If I am able to rebook it I will refund up to 80% of the money you have paid.
I do not charge a damage deposit. I have been renting homes in Niagara on the Lake since 2002 during that time I have had no serious damage issues. If when renting you accidentally break something or cause minor damage please let me know so that I can repair it for the next guests. In a case like that I do not expect to charge you for the replacement. In the event of significant damage caused by guests I reserve the right to charge the cost of repairs to the credit card used to book the home. The person whose credit card is used to book the house is responsible to look after the home and responsible for it during the rental period.
Cleaning: Normal cleaning is included in the rental cost. Cleaning outside of normal will result in a minimum $200.00 charge to the renter’s credit card. Ninety-eight percent of guests leave the house like I would expect they would leave their own. The other two percent will be charged for the cleanup and will not be rented to in the future.
All cars must be parked on the property. Overnight street parking is not allowed.
Pets are allowed with prior approval. There is a $100.00 cleaning fee for pets.
Niagara on the Lake is a quiet tourist/retirement community. The town has a noise by-law to ensure it stays quiet. The by-law states that no loud sounds can be made out of doors after 10 PM. If you are enjoying the front porch after 10 PM please keep the music turned off and voices down. This policy is enforced.
I value my privacy and I am sure you value yours. The only information of yours that I maintain is your e-mail address. I use it strictly to send updates regarding the houses and I do that infrequently. Your e-mail address will not be shared with anyone.
